Help for Arizona homeowners who want to keep their home
Keep Your Home Arizona is operated by Residential Capital, LLC. The program is intended for homeowners looking for a way to address mortgage arrears and remain in their home. We serve homeowners statewide, usually remotely, with in-person meetings possible depending on location.
Our team has helped hundreds of homeowners over the past 10 years. Every property and situation is reviewed individually. Learn more in our guide to getting help when you are behind on your mortgage in Arizona.
How the home-equity loan works
This is a private loan secured by a lien recorded against the home; it is not a grant or government program. If approved, funds are usually paid directly to the mortgage servicer to address past-due payments. In some situations, some funds may be paid directly to the homeowner. The amount and use of funds depend on the individual review and written agreement.
Review based on home equity
The program review is based on the home’s available equity, not a minimum credit score or income requirement. Property and case details still matter.
Typically no immediate scheduled payments
The loan is structured so regular payments are not typically due immediately. Homeowners may make payments if they choose. The signed loan documents control the exact terms.
Plan for repayment
There is usually a checkpoint after about one year to discuss a repayment strategy. Depending on the homeowner’s situation and current rates, that may include a HELOC, another second mortgage, or refinancing. A future loan or refinance is not guaranteed.
Costs vary by situation. Before signing, homeowners receive the proposed costs, repayment terms, lien information, and other material terms in writing. Review those documents carefully and ask questions before deciding.
What to expect after an inquiry
We typically reach out the same day. The first step is reviewing a current mortgage statement to understand the arrears and loan balance. Initial decisions are usually made within a day or two after we have the information needed to review the situation. Timing varies by case, and submitting an inquiry does not guarantee approval or funding.
If a sale is scheduled, include its date in your inquiry so we can assess the time available for review and funding.
Questions homeowners ask
Can I just start making my regular payment again?
Your mortgage servicer may require you to address the missed payments as well. Ask the servicer for the amount needed to bring your loan current; the answer depends on your loan and circumstances.
What if I have two mortgages?
You can include approximate balances for both your first and second mortgage in the inquiry. We review the situation individually and explain whether there may be a fit.
Is this a grant or a loan?
It is a private loan secured by a lien recorded against the home. Proposed costs, lien information, and repayment terms are explained in writing before you sign.
When do payments start?
Regular payments are typically not due immediately, and homeowners may make payments if they choose. The signed loan documents control. A repayment strategy is usually reviewed after about one year; future HELOC or refinance approval is not guaranteed.
Do credit score or income determine eligibility?
The program review is based on available home equity rather than a minimum credit score or income requirement. Each property and situation is reviewed individually.
